       Description

40 acres (16ha) of "preppers" eco retreat nestled on the closest coastal mountain range just 6km from the Pacific Ocean. Rarely does a sub-tropical lifestyle property of this size completely blanket an elevated ridge top. The lush remnant vegetation, zoned "not of concern", is comprised of Grass Trees plus a variety of mature Ironbark & Spotted Gum. An abundance of tranquility, subtle energies, fresh air and bird song.

This property will appeal to the permaculturalist with it's northern facing slope 30m above sea level at road frontage to 102m above sea level on mountain ridge at rear. Seasonal creeks ensure the integirty of water catchment into two dams. One of the dams is so large that some neighbours ask if they can swim laps or practice their kyaking.

The property was designed with the intention of constructing cabins on the hill slope to make the most of distant ocean views and refreshing sea breezes. Central sheds at the foot of the hill provide rooftop capture and storage of solar power and rainwater, which were originally intended to centrally service the cabins.

There is an abundance of pink granite stone on the property and the longer term plan was to construct a fire proof stone house on top of the ridge to enjoy the never to be built out panoramic views and sea breezes. Great expense was made to have a track constructed to the top of the ridge in readiness for this. Respectful negotiations could result in a diesel 4WD van being included to service all parts of the property.

Whilst you enact your own dream and plans, there is a retro PMG/Telecom caravan which services as a kitchen. It has a gas hot water system, stainless steel shower tray and combustion fire place. Never feel winter chills ever again whilst cooking, showering or dressing.

A 27m x 9m massive timber shed, crafted from blue gum hardwood, with high clearance and an insulated trimdeck roof. Beams are on site to build a floor or loft into this should you please. An 81m2 Blue Gum deck is nicely set for outdoor living at the kitchen bus end of this shed with a Clivus Multrum toilet.

An antique Daimler Bus and a Commeng bus from the 1960's are undercover and onsite for accomodation or secure storage. There is a 4 bay car port with concrete floor and another area provides a concrete ramp with floor for servicing vehicles.

There is a modest orchard and vege patch, both irrigated, for those whom self sufficiency appeals to. The property is registered as Land for Wildlife.

This lovely block has bitumen road to within 4km of the property. The closest boat ramp on a tidal creek is only 8km and Rules Beach, boat ramps on Baffle Creek and Wreck Rock Beach in the Deepwater National Park are all within 15 mins. There is a 4WD track through the National Park which is lovely and used by locals to access Agnes Water.

Approx. distances: Baffle Creek 21km, Bundaberg 105km, Gladstone 110km. In the not too distant future, a connection road is to be constructed to Agnes Water and 1770 making this an appreciative investment.

Well known for good fishing, crabbing and prawns, Baffle Creek is not near a major highway, making it a tranquil and relatively prisitne locality. Crocodile & box jellyfish free, there are 4 tidal waterways and the most northerly unspoilt mainland surf beaches.

School bus is available at gate, mail is delivered 5 days a week and rubbish bin collection is available. Rates are approx. $990.00 per year.
