Description |
|
Original title to this cottage was issued on 7th April 1943, transferred in January, 1950 and held in the same family and estate until I purchased the property in early 2003. Since then all walls have had at least one coat of paint, windows have been installed creating more light and greater security. The kitchen has been gutted and while the replacements satisfy my needs, it could easily be completely modernised if required. The bathroom needs work and I am prepared to allow for that in the asking price.I have prepared a CD which can be posted to your mailing address for further viewing. The property is close to the Junior High School, sports ground (including tennis and squash courts) and walking distance from the shopping centre, swimming pool and golf course. Rented properties in Norseman are currently being let at $140-$180 a week. Enquiries regarding employment in the gold mining industry can be directed to Norseman Gold plc (08) 9039 9800. Employment is a possibility within the hospitality industry, with a caravan park, two motels, two hotels and a backpackers hostel servicing the tourism industry. Annual service charge for water (2007/2008) $162.60. Current Shire (of Dundas) Rates $526.57. Qualifying pensioners are entitled to defer both rates and water service charges. I have two main reasons for placing this house on the market. The first is a strong personal desire to be in Scotland during the northern summer, preceded by a camping trip round the South West of WA – an area that I had not explored during my years of being a Grey Nomad. The second reason is a preference for the travelling life-style. Rather than keep moving the furniture, I would rather move myself! To that end, I am already packed and ready to go. If I can sell and settle the sale in time which would allow a camping trip before it gets too cold in the South West I can then get to Scotland as is my desire. To facilitate this I am prepared to negotiate quite a bit on the asking price for the house. If I cannot settle the sale in time to get to Scotland after a SW tour, then the asking price remains more or less where it is with less room for negotiation. If I cannot do the trip, then I am not in any great hurry. There remains very little indoors to sell and the longer the house is unsold, the less content will remain. For instance, an LPG space heater will stay in case I am still here in the winter. As it is very difficult for me to sit still, I shall then be pecking away at achieving perfection within vacant rooms and will be reluctant to shift price downwards and in fact, with the prices currently being asked for other Norseman properties, the price is likely to be increased.
